Experience Has Value
The price that I charge for a home inspection is typically based on the age, type of foundation (slab or raised), and the total square footage of the home. I may also take into consideration the overall general condition, location, asking price, and ownership/rental history. Employing this type of flexible pricing structure allows me to remain competitive with far less experienced and far less qualified home inspectors in the area, of which there are many, while providing you with an unmatched level of service and expertise for those more demanding assignments that are best not left in the hands of an inexperienced or unqualified home inspector.
I specialize in personal service by limiting my inspection bookings to no more than 3 a week, taking my time, and making an extra effort to access difficult to reach areas and systems of the property. If you hire me I will provide you with a very thorough inspection. The report I provide is very detail-oriented and property-specific and takes me many hours to complete. The price I charge for my services reflects this extra effort, but when I find a problem, I don't just put a check in a box, I describe it clearly and explain the ramifications. Click here to see a sample home inspection report. The bottom line? If you're looking for a cheap inspector to do a last-minute rush job, I'm not your guy. And I take some pride in that.
PLEASE NOTE, AS THE FOLLOWING WILL TYPICALLY APPLY: For condos or townhomes without a garage, please deduct $50.00. Please add $250.00 for a duplex, $500.00 for a triplex, and $750.00 for a fourplex. For distressed or poorly maintained properties (aka "fixer-uppers" or homes in need of "TLC"), please add 20%. For homes with a detached primary garage, please add $50.00. For commercial property inspections, mobile homes, manufactured homes, modular homes, log homes, and for homes over 5000 sq. ft., please contact me for a quote or fill out the form below.
As previously mentioned, I make an effort to be flexible in order to remain competitive. The fee schedule provided above is designed to give you an estimate of what I charge for my services, but I reserve the right to increase or decrease the price once I've had an opportunity to research the property. For example, I often charge more for a home with multiple attached decks or multiple older masonry fireplaces. But not always. So, because every assignment is different, I highly recommend that you email me with the address or give me a call at 805-471-9447 so that I may research the property and provide you with a personal quote.
If you would like me to inspect any additional (secondary) structures or components, please let me know so that I can include those items in my quote.
PLEASE NOTE: On January 1, 2025, SB 552, Newman. Public safety: pools and spas went into effect. Mandated reporting requirements in the act significantly increase a home inspector's liability and the amount of time spent at the property. For this reason I may charge an additional $75.00 for properties with a swimming pool, spa, or hot tub.

I accept cash, personal checks, Venmo, PayPal, Zelle, and credit cards. I do not accept payment through escrow. Payment of inspection fees are due upon completion of the inspection and, unless otherwise agreed upon, must be received prior to the release of the inspection report.


Note: If you will not be present at the inspection, or are unable to provide payment at the time of the inspection, I will email you an invoice when the inspection report is finished and is ready to be emailed to you. It is not necessary that you attend the inspection in order to pay for it.
